We are currently opposing a planning application to turn the former day care nursery on Sampson road, into a 17 bed HMO.
Application number 2024/03014/PA. 106 Sampson Road, B111LD.
Change of use from former day care nursery to supported living accommodation and alterations to elevations.
We object to this planning application in the strongest terms. Sparkbrook is inundated and overconcentrated with supported living accomodation, and applications for such dwellings, commonly called HMOs by the general public.
We have a school nearby to the proposed application, and a local park where young kids play. A HMO, which by its nature, and from our experience of other HMOs in the ward, could well house vulnerable and in need occupants, is not suitable for this area where young kids frequent. As well as the above, increased traffic, noise, and inadequate waste management are major concerns from the community. Looking at the plans, it is proposed to have 17 bedrooms, with only 6 parking spaces. Totally inadequate and will lead to increased noise and traffic.
As well as the above, the building will be lost to the community and alter the character of the neighborhood. The building was a nursery. We would much rather have this building used for the community which we are so lacking in Sparkbrook. So a community centre would be much more beneficial. Overdevelopment of the site will lead to excessive density. Concerns about increased crime or anti-social behavior often associated with HMOs and the lack of community integration, short-term tenancies common in HMOs can lead to a lack of community cohesion.
